Real estate development and design-build firm Western LLC is just wrapping up the first of a two-phase corporate hangar complex. The first phase broke ground in 2012 and will consist of eight hangars where each unit ranges in size from 8,000 square feet to 15,000 square feet. Additional office space will supplement the hangar space and vary between 2,500 and 8,800 square feet. Phase 2 will add an additional four hangars and is scheduled to begin construction in the summer of 2014 with a planned completion date within two years.
Private companies and individuals, each with their own specific design requirements, purchased these hangars. Close collaboration between the customer, the Airport and Western LLC’s design team was essential as each hangar was unique in size, shape, exteriors, interiors, accessories, etc.
Managing several projects isn’t difficult for a seasoned aviation design-build company. The hot, dry, windy, and dusty weather conditions, experienced by most of Texas, do add some complexities to the overall mission. However, the biggest variable is not the weather at all but comes in the form of a shortage of human resources, inflated cost of raw materials, and freight charges.
The economy in Texas is strong and there exists a shortage of skilled labor in many parts of the state. A high demand for skilled workers is equally matched by the high demand for construction materials. The basic economic principle of supply and demand has driven up the costs of steel, concrete, and other materials in Midland. Shane Goss, from Western LLC, stated the cost of concrete between west Texas and other nearby states varied as much as 100%.
If you live in a large metropolitan area in Texas like Dallas-Fort Worth, San Antonio, Houston, and Austin, the cost of shipping steel and other similar items is fairly inexpensive. But remember, Texas is huge and if your jobsite is not near where the building materials are sourced, freight charges can kill you. Western, again, was able to discover new relationships with companies that were able to keep shipping/freight charges to a minimum.
